Èze also occupies a strategic position: Monaco is ten minutes east, Nice twenty minutes west, and the airport’s business aviation terminal under half an hour away. For clients who want the seclusion of the heights without the isolation, it is the most efficient address on this stretch of coast.

The Heights
The Moyenne Corniche carries the most complete views on this coast, from Cap-Ferrat to the Italian border. Properties are terraced, gated and largely invisible from the road. The medieval village and its exotic garden sit above, within walking distance of several estates — a rare combination of seclusion and destination.
The Shoreline
A narrow band of properties at sea level, several with private descents to the water. The railway station connects directly to Nice and Monaco, and the Nietzsche path climbs from here to the village. This is the scarcest tier in Èze: waterfront positions almost never come to market.
The Terraces
Between village and sea, the terraced slopes hold stone properties with olive groves and dry-stone walls, many restored over the last two decades. Southern exposure, long afternoon light, and complete separation from through traffic.
Beyond
Èze functions as a base. Monaco is ten minutes east, Saint-Jean-Cap-Ferrat and Villefranche-sur-Mer a little further west, and Nice within twenty minutes. Few addresses on the Riviera sit so evenly between them.
Seasonal Calendar
May – June
The light is full, the sea is warming and the corniches are still clear. This is when the terraced properties are at their best and when the few available addresses can still be secured at a few months' notice.
July – August
Supply in Èze is genuinely finite, and the waterfront positions are committed six to nine months ahead — often to returning families. Beyond March, access depends almost entirely on established relationships.
September – October
Warm sea, empty corniches and the village returned to itself. For extended stays, terms differ substantially from the summer, and the light on the terraces is at its longest.
Getting to Luxury Villa Rental Èze
Nice-Côte d’Azur business aviation terminal is under thirty minutes away. Aircraft-side reception, separate formalities and direct transfer along the coast or over the corniches.
Seven minutes from Nice to Monaco heliport, then ten minutes by road. In August, when the coastal road slows to a crawl in late afternoon, this is the only journey time that holds.

Èze-sur-Mer station sits on the coastal line between Nice and Monaco, with connections onward to Milan. A practical option for guests arriving from within Europe.

Rates depend on altitude, season and staffing. Waterfront positions at Èze-sur-Mer and panoramic estates on the Moyenne Corniche occupy different registers. Proposals follow a private consultation, with specific terms for multi-week stays.
These properties appear on no portal or public site. Their owners rent selectively and require that neither the property nor its address circulates. Access follows an established relationship and prior qualification of the enquiry.
The Moyenne Corniche for the panorama and complete privacy; the terraced slopes for southern exposure, olive groves and walking access to the village; Èze-sur-Mer for direct sea access and the rail connection. The choice usually follows the length of stay and the composition of the party.
Ten minutes by road along the Basse Corniche, slightly longer in August. Nice is roughly twenty minutes west and the airport under thirty. Èze is the most evenly positioned address between the two.
Six to nine months for July and August, given how few properties exist here. Three to four months is generally sufficient for spring and autumn. Outside those windows we can often open an address at shorter notice.
