The Shoreline

Èze-sur-Mer & the Coast

A narrow band of properties at sea level, several with private descents to the water. The railway station connects directly to Nice and Monaco, and the Nietzsche path climbs from here to the village. This is the scarcest tier in Èze: waterfront positions almost never come to market.

July – August

High Season

Supply in Èze is genuinely finite, and the waterfront positions are committed six to nine months ahead — often to returning families. Beyond March, access depends almost entirely on established relationships.

September – October

The Return

Warm sea, empty corniches and the village returned to itself. For extended stays, terms differ substantially from the summer, and the light on the terraces is at its longest.
