Where to look: the addresses that matter
The address shapes everything — the privacy, the views, the journey to the beach, and the price.
Les Parcs de Saint-Tropez is the village’s most exclusive enclave — a gated, wooded domain of grand estates minutes from the port, combining seclusion with proximity. The Canoubiers bay, just north, holds the coveted waterfront villas with direct sea access and views back to the village. The Pampelonne side, towards Ramatuelle, places you within reach of the beaches and their clubs. And the hills of Gassin and Ramatuelle offer the greatest seclusion and the longest views, over vineyards to the sea, at often better value. Each suits a different kind of stay; the choice is the first conversation to have.
What a Saint-Tropez villa looks like

The point is less these particular houses than the spread they represent — from historic waterfront to contemporary hillside, from intimate to grand.
What to expect — and what the price includes
At this level a villa is a private residence — a pool, mature grounds, generous suites and, often, a degree of staff. The headline weekly rate secures the house; the chef, the chauffeur and the daily service are composed around it. Understanding that distinction is the key to comparing two properties fairly: a lower rate with no service is not always the better value.

When to book
Timing is the single biggest lever you control. For July and August, twelve months ahead is wise — the finest estates are reserved first, and the best dates go before the spring. The shoulder season is more forgiving: a few months’ notice can secure an excellent house, often at a third less, with the village at its most pleasant. If your dates fall during an event such as the Les Voiles de Saint-Tropez regatta in late September or early October, treat them like high season and book accordingly.
The service that matters
The villas that linger in the memory are the ones run quietly well — a private chef cooking the morning market, sun-beds held at the right club, a yacht waiting for a day at sea, a chauffeur who knows the back roads in August. This is the work of a private concierge, and it is what separates a rental from a residence. When you compare two houses, compare the service around them as much as the rooms within.
