Renting a Villa with a Pool on the French Riviera: What to Actually Check

A pool is rarely an afterthought in a rental villa — it is a living space in its own right, and its specifics shape the quality of a stay far more than the brochure photo suggests. Here is what to examine before confirming a booking.

The technical details that actually matter

Heating comes first. Along the Riviera, an unheated outdoor pool typically runs 18–22°C in May and 25–28°C in July–August. Outside peak summer, a heating system — heat pump or solar — is what keeps the water genuinely swimmable, and listings rarely mention it explicitly.

Infinity edges and orientation shape the entire visual experience. A south or south-west-facing infinity pool with a sea view is the defining image of a Mediterranean luxury villa. These configurations are rarer and command a premium — and they account for much of the price gap between properties of comparable size.

The pool checklist before you book
  • Heating: heat pump, solar, or none? Is a temperature guaranteed?
  • Dimensions: ideally 12 × 5 m minimum for comfortable lengths
  • Treatment: chlorine, salt, or UV — affects skin comfort
  • Orientation & privacy: sun exposure versus overlook from neighbours
  • Features: automatic cover, night lighting, sun shelf
  • Upkeep: is pool maintenance included in the rate?

Indoor pools, jacuzzis, pool-houses: the premium configurations

The very finest properties offer dual configurations — a principal outdoor pool and a heated indoor pool, allowing year-round swimming. Some villas add a separate jacuzzi, a counter-current training pool, or a naturally filtered biological pool.

The pool-house is a further marker of standing: an outdoor living space with a lounge, summer kitchen, changing rooms and shower, it extends outdoor living well beyond the main terrace. On properties of 300m² and above, its absence is often a sign of a less considered design.
